Commercial Properties
Commercial properties includes shops and retail/wholesale premises, offices, hospitals, schools and colleges, small factories, care homes, farms, communal areas of flats etc. We carry out re-lease asbestos surveys and pre-refurbishment surveys for all commercial premises.
In most cases there is not usually much work that needs doing in the property to comply with the regulations, perhaps a bit of sealing or (discrete) labelling, many low risk materials can usually be safely removed without comprehensive or expensive control measures, this information is contained in our Envacs reports. If you do have higher risk materials that require immediate attention you will be informed and advised on the correct steps to take, all asbestos materials are given a priority score to let you know what needs 'dealing with' first.
Legal Duties
These properties come under the revised regulations because they are actually 'places of work' and the 'duty of care' and 'duty to manage' responsibilities in respect of the Control of Asbestos Regulations 2006 must be complied with. The penalties for non compliance will be more severe in many commercial prosecution cases because those at risk will include the general public.
The process of surveys and legal compliance can be fairly straightforward in most cases
You have a decent survey carried out, the results show some asbestos materials present or 'no suspect materials found'
The recommendations in the report are carried out which may include encapsulation, labelling, mechanical protection or safe removal of low risk items, some items may not require any further remediation if they are in good sealed condition.
The asbestos materials are checked once a year or more regularly if they are prone to damage or have a high friability.
Any damage found is reported and either the material is repaired or removed in accordance with regulations.
If no damage is found then the material is marked as 'no change' until the next inspection.
If any work on or near the material is required then a risk assessment should be carried out by qualified personnel and the work can then be carried out when the risk has been reduced to the lowest practical level. Tradesmen and staff should be informed of the materials locations, prior to working in the area to prevent any accidental disturbance.
The survey should be updated once a year after re-inspecting the materials to show any changes to any of the asbestos materials.
Asbestos Management Plan
These basic steps will form the Asbestos Management Plan which will be used to reduce the risk of disturbance and exposure by locating the asbestos materials, assessing the asbestos materials, managing the asbestos materials (keeping them in a safe condition) and informing those who are at risk.
Asbestos Awareness
We carry out asbestos awareness training for all types of staff, to inform them of, the nature and types of asbestos materials, the actual risks from the materials (mostly low), and to provide general reassurance/advice on management of those risks.
